Procedures Second to None


Boasting a less than one percent eviction rate since we began tracking back in 1996, it's easy to see why we're proud of our screening and leasing procedures.

Qualifying

First, we run applicant's credit reports, check references and verify income. Since we rent more than 400 homes annually, we know what to look for when interviewing and screening prospective tenants. Then we make our professional recommendation to you to accept or decline their application. This recommendation is based on our confidence that they are willing and able to pay the rent and take care of your home. Once you approve an application, we handle all details with the tenant including signing the lease and collecting the security deposit.

The Lease

Our comprehensive 4-page contract, designed to protect your rights as the landlord, covers extra items we have found over the years are important to have in writing. Since local, state and federal laws can change yearly, we review and update our contract regularly. In addition, we are a member of major rental housing associations and utilize the largest landlord/tenant law firm in San Diego.

At move in, we obtain written acknowledgement that the tenant has received the keys, rules and regulations, homeowners association registration form, as well as the written inspection report.

One Year Leases Are Preferred

Shorter leases encourage turnover and may indicate a less stable tenant. Longer leases may be accepted, but restrict increases in rent if warranted by market conditions. Typically five weeks prior to the expiration of the lease, we conduct a new rental market survey and contact you with our recommendation for rent.

Tenant Guarantee Available

In the event that a tenant needs to be evicted, we will serve notices, coordinate the attorney, and appear in court on your behalf.

For an additional fee we can offer a guarantee that will cover attorneys fees and court costs. Ask our representative for details.

Utilities

We assist tenants in having the utilities placed in their name and follow-up to ensure that it has been done. We recommend that owners do not turn utilities off after a tenant vacates - it's helpful to have them on when showing the home and to effectively inspect the home prior to a new tenant moving in.

Move in Inspection

Prior to a tenant moving in, we perform our own comprehensive written inspection for the purposes of documenting the condition of the property. It is supplemented by a video inspection that provides a clear picture of many aspects that cannot be easily documented on paper. The combination of the written and video inspection encourages tenants to take better care of your home.
